Flat Roof Repair or Replacement? | RST Midlands
Flat Roof Repair or Replacement: Which Is the Better Option?
Is your flat roof leaking, blistering or showing signs of deterioration? Before spending money on repairs, it's important to understand whether fixing the problem or replacing the entire roof is the better long-term solution.
Flat roofs are commonly found on garages, extensions, dormers, conservatories and commercial properties throughout Tamworth and the surrounding areas.
When correctly designed and installed, a modern flat roofing system can provide many years of reliable waterproofing. However, like any roofing material, flat roofs eventually deteriorate and may require maintenance, repair or complete replacement.
At RST Midlands, we have over 30 years of experience in the roofing and building industry, specialising in flat roof repairs and replacements throughout Tamworth, Lichfield, Atherstone, Sutton Coldfield and surrounding areas.
One of the most common questions we're asked is:
"Can my flat roof be repaired, or do I need a completely new roof?"
The answer depends on several factors, including the age of the roof, the extent of the damage, the condition of the underlying decking and the quality of the original installation.
Let's look at the options.
1. When Is a Flat Roof Repair the Best Option?
Not every leaking flat roof needs replacing.
In many cases, a professional repair can resolve a localised problem and extend the useful life of the existing waterproofing system.
A repair may be suitable when:
-
The existing roof covering is generally in good condition.
-
The leak is confined to a small, identifiable area.
-
The waterproofing membrane remains securely bonded.
-
The underlying roof decking is sound and dry.
-
The roof has not experienced repeated failures.
-
The existing system is suitable for a compatible repair.
Common flat roof repairs include addressing defective joints, repairing localised membrane damage, renewing faulty flashing details and resolving problems around roof outlets.
Our advice: A repair is generally most worthwhile when the problem is isolated and the remaining roof covering has a reasonable service life.
However, simply applying another layer of waterproofing over a defective roof isn't always the answer. The cause of the problem needs to be identified first.
2. When Should You Consider Replacing a Flat Roof?
Sometimes, repairing an old flat roof only delays the inevitable.
If the waterproofing membrane has deteriorated across large areas, repeated patch repairs can become increasingly expensive without providing a reliable long-term solution.
A complete replacement may be the better option when:
-
The existing roof covering has reached the end of its service life.
-
Multiple leaks are appearing in different areas.
-
The membrane is extensively cracked, split or blistered.
-
Previous repairs have repeatedly failed.
-
The roof decking has become wet, rotten or structurally unsound.
-
The existing roof was poorly designed or incorrectly installed.
-
There are significant problems with drainage or roof falls.
Replacing the roof allows the contractor to inspect the underlying structure, address defective components and install a new waterproofing system.
Our advice: If you're paying for repairs year after year, it's worth comparing the cumulative repair costs against the price and expected benefits of a properly specified replacement.
3. What Causes Flat Roofs to Leak?
Understanding why a flat roof has failed is essential before deciding how to repair it.
Some of the most common problems we encounter include:
Failed Joints and Seams
Flat roofing systems rely on correctly formed joints to maintain a watertight covering.
Poor workmanship, inadequate bonding, movement or deterioration can cause joints to separate, allowing water to penetrate beneath the membrane.
Blistering and Bubbling
Blisters can develop when air or moisture becomes trapped beneath a roofing membrane.
Temperature changes can cause the trapped air or moisture to expand, creating visible bubbles.
Not every blister causes an immediate leak, but significant blistering may indicate problems with the existing roof construction or waterproofing system.
Damaged Roof Decking
One of the more serious problems we encounter is deterioration of the timber roof deck.
Older flat roofs may have been constructed using plywood, chipboard or other sheet materials.
When moisture penetrates the roof covering, the decking can swell, soften, delaminate or lose its structural integrity.
In these circumstances, simply installing new felt over damaged boarding is not an appropriate solution.
Poor Drainage and Standing Water
Flat roofs aren't completely flat. They should be designed with suitable falls to direct rainwater towards outlets.
Where drainage is inadequate, water may collect on the roof surface.
Although some standing water doesn't automatically mean a roof has failed, persistent ponding can indicate drainage or design problems that should be assessed.
Installing a new waterproofing membrane alone will not correct an existing structural fall or drainage defect.
Poor Installation
Even high-quality roofing materials can fail prematurely when incorrectly installed.
Common installation defects include inadequate joint formation, poorly detailed roof edges, unsuitable substrates and incorrect treatment of penetrations.
This is why choosing an experienced roofing contractor is so important.
4. Can You Install New Roofing Felt Over an Existing Flat Roof?
This is another question we're regularly asked.
In some circumstances, a compatible overlay system can be installed over an existing roof covering.
However, this should only be considered after a suitable inspection confirms that the existing roof is an appropriate substrate.
Before recommending an overlay, a roofing contractor should assess:
-
The condition and stability of the existing membrane
-
Whether moisture is trapped within the roof construction
-
The condition of the roof decking
-
The compatibility of the proposed new system
-
Existing roof falls and drainage
-
Roof edge heights and flashing details
-
Insulation and applicable Building Regulations requirements
Our advice: Installing another layer of felt over a failing roof without addressing the underlying problems can trap moisture and conceal defects.
Sometimes, stripping the roof back to the decking is the most appropriate way to establish its condition.
5. What Happens When the Roof Decking Is Damaged?
At RST Midlands, we've completed numerous flat roof replacements where the original waterproofing had failed and allowed moisture to damage the timber decking beneath.
In these situations, we remove the defective roof covering and assess the condition of the supporting structure.
Where necessary, damaged boarding is replaced with suitable structural roof decking, such as 18mm OSB3, where appropriate for the design and structural requirements.
OSB3 is a structural wood-based board suitable for use in humid conditions, although it is not waterproof and must be adequately protected within the roof construction.
Once the substrate has been correctly prepared, the new waterproofing system can be installed in accordance with the manufacturer's specification.
This approach addresses both the waterproofing failure and any defective decking rather than simply covering over the problem.
6. What Flat Roofing Systems Do We Install?
At RST Midlands, we specialise in professional flat roofing installations, including high-performance torch-on felt systems and EPDM rubber roofing.
High-Performance Torch-On Felt Roofing
Modern reinforced bituminous membranes provide a durable waterproofing solution for many domestic and commercial flat roofs.
Our flat roofing installations can include a multi-layer system incorporating:
3mm Self-Adhesive Vented Underlay
A specialist base layer designed for use within compatible roofing systems. Its vented construction can help accommodate vapour pressure beneath the membrane when correctly specified and installed.
4.5mm Casali Dermabit Black Mineral Cap Sheet
A high-performance mineral-finished waterproofing membrane designed to provide a durable external weatherproofing layer.
The cap sheet joints are staggered from the underlay joints to avoid continuous lines of weakness through the system.
We use appropriately specified roofing systems and follow the relevant manufacturer's installation requirements.
What About Fire Safety?
Fire performance is an important consideration when choosing a flat roofing system.
Certain roof systems incorporating Casali Dermabit membranes have been tested to achieve a BROOF(t4) classification.
This is a classification for the external fire performance of a tested roof system under specified conditions.
It's important to understand that the classification applies to the tested roof build-up, not automatically to every installation using the same membrane.
We consider the relevant roof specification and applicable Building Regulations requirements when selecting roofing materials.
EPDM Rubber Roofing
EPDM is another popular flat roofing option.
It is a flexible synthetic rubber membrane that can provide excellent waterproofing performance when correctly designed and installed.
The most suitable roofing system depends on the property, existing roof construction, detailing requirements and customer preferences.
7. How Much Does Flat Roof Repair or Replacement Cost?
The cost depends on the size of the roof, the type of waterproofing system, the condition of the existing decking and the accessibility of the property.
A small, localised repair will generally cost considerably less than replacing the entire roof.
However, replacement costs can increase if the existing covering must be stripped away, damaged decking replaced or insulation upgraded.
Other factors affecting the price include:
-
Roof size and complexity
-
Access and scaffolding requirements
-
Waterproofing materials
-
Timber decking replacement
-
Insulation requirements
-
Roof outlets and drainage
-
Roof edge trims and flashing
-
Waste removal and disposal
A professional inspection allows the contractor to identify the required work and provide a more accurate quotation.
Our advice: Don't automatically choose the cheapest option. Consider the age and overall condition of the roof, the likely lifespan of the proposed work and whether the underlying cause of the problem will be resolved.
8. How Long Should a New Flat Roof Last?
The lifespan of a flat roof depends on the waterproofing system, installation quality, roof design, exposure and ongoing maintenance.
Modern, correctly installed high-performance felt and EPDM systems can provide decades of service, although no single lifespan can be guaranteed for every roof.
Regular inspections, keeping outlets clear and addressing minor defects promptly can help maintain the roof's performance.
It's also important to avoid unnecessary foot traffic and damage from equipment or other trades.
9. Repair or Replace? Our Professional Advice
Ultimately, the decision should be based on the actual condition of the roof rather than its age alone.
A relatively new roof with a localised defect may only require a straightforward repair.
An older roof suffering from extensive deterioration, repeated leaks or damaged decking may be better suited to replacement.
At RST Midlands, we believe in assessing the problem properly and explaining the available options.
We don't believe every leaking roof automatically needs replacing.
Equally, we don't believe in recommending repeated temporary repairs when the underlying roof has clearly reached the end of its useful life.
The right solution is the one that addresses the cause of the problem and provides the best practical long-term value for the customer.
